Our client is a big conglomerate with five primary sectors of the Malaysian economy, namely plantation, property & industrial, pharmaceutical, heavy industries, and trading, finance & investment. In line with business plans, their Property & Industrial Division is hiring a seasoned Property Manager to manage their prime commercial property in Penang. You will manage and facilitate the overall operation of Building Maintenance and Management of the commercial property for a well-maintained Building with corporate image.

At least 10 years related experience in property management. Added advantage: Able to converse in Mandarin/ Hokkien.

What You Will Do

To ensure good building management with competitive rental rates and good services provided to tenants.

To organize and control building operation and maintenance, and to ensure adequate return of investment, with rental rates that are set correctly to match
the market whilst attaining high occupancy rate, good turnover with controlled expenses.

To continue with upgrading projects for building’s corporate image and to ensure overall smooth operation including administration, HR, accounts & finance,
marketing, tenancies, and maintenance.

To attend to prospective tenants and estate agents for all tenancy information. Tenants’
background is screened before offering of tenancies, and maintain good rapport with existing tenants, ensure continuous of tenancies

To liaise with internal and external solicitors with regards to tenancy terms and legal matters, and ensure preventive maintenance is performed to keep building functioning in tip-top condition.

To prepare budget with profit projection, analyse performance and cashflow, ensure good internal control and to ensure payment and receipts are in order for
accountability. You will ensure records are properly maintained for internal and external audit.

To ensure compliance of all statutory requirements including renewal of licenses &
submission of report to statistic department on time. All payments to authorities (local
council, land office, Fire department etc.) are settled timely to avoid penalties, issue correspondences and circulars to external parties (e.g, tenants, relevant authorities etc.) are properly and cautiously worded to avoid any legal issue. You will liaise with head office for any operation and financial matters.

What You Need:

A bachelor degree with at least 10 years' experience in property/building management.

Knowledgeable in corporate & image branding, with excellent communication and negotiation skills.

Experienced and possess facilities management skills (relevant to commercial property management).

Possess business acumen and experienced managing various vendors for purposes of property upkeep/upgrades.

Possess leadership skills, and stakeholder management.

Added advantage: Ability to converse in mandarin/Hokkien.
